Maintenance Responsibility Matrix
The objective of this matris is to identify the responsibility for maintenance for parts of Copper Tree. The rule of thumb used is if an element benefits one Unit, the costs are the responsibility of the owner of that unit.These maintenance allocations are designed to address the regular maintenance, repair and replacement of items within the Condominium in accordance with the CC&Rs.

- If there is any conflict between the text of the CC&Rs and this Exhibit, the more specific allocation of responsibility shall control. In the event of a true conflict, the CC&Rs shall control.
- Any item not specifically mentioned is not excluded but shall be included in the same spirit as other items per the table, and as does not conflict with the CC&Rs, at the direction of the Board.
- Regular maintenance due to wear and tear is different from “damage.” When there is “damage” to the condominium consult the CC&Rs provisions on damage, insurance, and liability.
