Condominium Governance

When first built, the developer created a Condominium Owners Assocation, or COA, to manage the operation of Copper Tree.  The COA calls for a Board of Directors which makes decisions based on the needs of the community.  The Board of Directors has five members with staggering terms with elections held annually.

The Board contracts with a Management Company to manage the finances and the operation of Copper Tree.  Currently, Copper Tree has a contract with SUHRCO to provide those management services.  The division of responsibilities is as follows:

Approval of Payments Collection of Dues
Approval of Repair Quotes Processing and Payment of Invoices
Creation of Committees  Management of Vendors
Holding Regular Meetings Homeowner Communication (as directed by the Board)
Creation of Budget Administration of Owner Voting as directed by the Bylaws
   
   

The owners of the individual units have final say in the budgets and the election of the Board of Directors.  
The Board of Directors has created committees in order to help manage Copper Tree.  These include: The Architectural Control Committee has been granted the authority to approve or reject homeowner requests for modification to their units.  In general, this involves modifications to the outside of their units, such as replacing doors or windows, alterations to Limited Common Elements, installing fixtures or services, and painting or repairing owner responsible items.  You can contact the ACC by using acc.coppertree@mygreencondo.net

The Landscape Committee is charged with selecting and managing the landscape contractor as well as identifying landscaping improvements to the grounds.  The committee has been granted the authority to approve or reject homeowner requests for owner installation and maintenance of landscaping the Common Elements.   The Landscape Committee also is responsible for seasonal decorations of the complex as they see fit.  You can contact the Landscape committee by using landscapecommittee.coppertree@mygreencondo.net.  

The Social Committee is an informal committee that is tasked with organizing the Annual Picnic and other social activities for residents of Copper Tree.  

Copper Tree is also a member of the larger Mill Creek Community Association (MCCA).  As members, residents get access to the services provided by MCCA, such as the Nature Preserve and Security Services.  Detailed information can be found at https://mcca.info/
