A: Windsor Island Resort is a short-term, resort style community and an individual cannot stay in the community for more than 30 days in a calendar year.
Q: Who should noise complaints or suspicious persons/activity be reported to?
A: The roving patrol drives the community 24/7. To report complaints, call 863-353-6470 for the roving patrol. For the Polk County Sheriff’s Department (non-emergency), call 863-298-6200. Toll free number for residents/guests at Windsor Island to call: 1 (800) 226-0344. To be used for suspicious persons/activity, noise complaints, parking issues, ect.
Q: How does trash collection work in the community?
A: Valet trash services are provided 7 days a week. Trash must be bagged and tied in a 14-gallon trash bag, and then placed inside the designated trash bin for the home by 9am. Place any excess garbage in a tied 14-gallon trash bag next to the container. Loose trash will not be picked up. Trash bins must stay at the unit or home and are not to be moved to the curb. Q: Who do I contact if my trash was not collected?

Q: What is the policy for check-out days when cleaning teams come and prepare the home for new arrivals?
A: The cleaning service provider, property management company, or owner are responsible for properly disposing of and removing their trash from the community. The valet trash service will not return to a unit or home until the next day. Trash compactors and dumpsters located in the community are for the valet trash vendor and Association team members use only.
Q: Who do I contact to report landscaping or irrigation issues around my home?
A: Contact the front desk at 863-438-5950, for landscaping and irrigation issues. The front desk will contact the Association’s landscape vendor and have them inspect and address the issue.
Q: As an owner, am I able to add plants to my yard? If so, what is the process?
A: Landscaping can be added to the yard only with approval from the Reviewing Body. An architectural application must be submitted to the Association with supporting documentation. The Reviewing Body will evaluate the application for decision. Also, the Association’s contracted landscaping vendor is the only approved vendor to make any landscaping modifications.
Q: Are RVs permitted in Windsor Island Resort?
A: Recreational vehicles (RVs) are no longer permitted on the premises of Windsor Island Resort. RVs are not permitted for loading or unloading. RVs will need to be stored off-site during the guests/owners stay. There are local RV parks and storage facilities that can accommodate storage of such vehicles.
Q: I own a 10-bedroom home and have 10 couples (20 people) registered on an upcoming reservation. Can each couple bring their vehicle and have 10 vehicles parked at my home? What are the community vehicle limits?
A: No, the maximum number of vehicles for the 50's-style Homes is 5. 2 vehicles to be parked in the garage, 2 parked in the driveway and 1 parked in designated street parking areas. For the 40's-style Homes, maximum of 4 vehicles (2 parked in garage, 2 parked in driveway/designated street parking areas). For Townhomes, a maximum of 3 vehicles to be parked in designated Townhome parking areas.
Please keep in mind that the vehicle maximums are evaluated by the Board of Directors from time to time and may change to accommodate the community as it continues to grow. Any changes will be communicated to the membership and property managers.
Q: Do owners still have access to the amenities if their home is rented out to guests?
A: No.
Q: How do I make my HOA Payment?
A: The following are the three options to make your monthly HOA Payments- scheduled automatic payment, one-time payment, or pay-by-mail with an assessment coupon. Account information (6-digit account number and last name) are needed for the scheduled automatic payment and one-time payment options. Q: When is the monthly assessment due?
A: Payments are due on the 1st of every month and considered late on the 10th of the month. Payments received after the 10th will incur late fees, late charges and interest fees.

Q: What is a BTR? Why is one needed? How do I obtain a BTR for my unit or home?
A: Windsor Island Resort is classified as a short-term rental community and requires each owner to have a business tax receipt (BTR) registered with Polk County, Florida, and is renewed on an annual basis. Owners are offering their homes for a short-term rental business, and the BTR is a license the owner/account holder must have to show that the county has granted that owner/account holder privilege to do business in Polk County. The Association requires that each address provide a copy of the BTR every year, after it has been renewed.
To check if there is a BTR for your address, visit https://polk.payfltaxes.com/lookup/business-tax, enter your WIR address, and it will show if there is a BTR for the address and provide status.
To apply for a new BTR with Polk County, please visit the Polk County Tax Collector Website at https://www.polktaxes.com/services/local-business-taxes/. Q: I do not use my home for short-term rentals and only family members use it for vacationing. Do I still need a BTR?
A: Yes, because of the type of community Windsor Island Resort is, the county still requires a BTR in the owner’s name for the specific address.
Q: Are golf carts permitted in the community? If so, where can I park?
A: Golf carts are permitted, but they must have a current license and registration tag, as required pursuant to state law and must be in a good, clean, and attractive condition. Must be parked and stored in a garage, unless temporarily visiting the Aloha Clubhouse.
Q: I have a pest issue in my home. Who do I contact?
A: The owner is responsible for pest control for their own home. The owner will need to contact a pest control vendor for service information and scheduling.
Q: Can mail and packages be delivered to homes in Windsor Island Resort?
A: Windsor Island Resort is a short-term rental community and there are no mailboxes or mailbox kiosks located in the community. Typically, packages delivered by providers such as UPS, FedEx and Amazon can be delivered directly to the address. USPS will not deliver to any address in the community. The clubhouse will not accept ANY mail or packages.
Q: What is the pedestrian gate code?
A: The Main Gate code is 0731.
Q: As an owner, am I required to have a Property Manager for my home?
A: No. However, if you have a PM, the Association will need a copy of the management agreement between the owner and property manager. The agreement will need to clearly state what the management company is responsible for with the specific lot.
Q: How would a property management company or property manager obtain property information from Castle Group regarding items like account information and payment options?
A: The Association will need a copy of the management agreement between the owner and the property manager/management company before information can be shared regarding the property. The agreement needs to list what the responsibilities of the property manager will include.
Q: How does a property manager or management company (PM) get access to DwellingLive to register guests and vendors?
A: A property manager or management company will need to provide a copy of the management agreement to the Association. Once received and accepted, a team member will add the PM to the address in DwellingLive and the PM will receive a “Welcome Letter” via email from DwellingLive to register. Once the PM has registered that address to their email address, they will be able to add guests and vendors in DwellingLive.
Q: Is a driver’s license required to enter the community and at the Aloha clubhouse?
A: Yes. The driver of the vehicle is required to show a physical, valid driver’s license at the front gate to enter the community; All parties 18 years or older are required to show ID at the front gate to enter the community. Also, when purchasing alcohol at the Blue Marlin Grille, a physical, valid driver’s license is required. No digital licenses are accepted in Windsor Island Resort.
Q: How are guests granted access to the community?
A: The owner or property manager will have to add guests in Dwelling Live. Information to be included would be name and length of stay/reservation for the specific home. All guests 18 years of age and older must be entered into DwellingLive prior to arrival or they will not be granted entry.

A: The owner or property manager will have to add guests in Dwelling Live. Windsor Island Resort guests have open access to all the amenities during hours of operation. All guests 14 years of age and younger must always be accompanied by an adult.
Q: How can guests reserve a poolside cabana? Do any other amenities require a reservation?
A: Guest can reserve a cabana through the front desk (in-person). Cabana rentals require a signature and payment. Other amenities, such as the sports court and miniature golf, are on a first-come, first-served basis with an exchange of an ID card until the borrowed items have been returned to the front desk.
