Must be approved by IMC 7 days prior to public open house.
Monday-Saturday 10:00 am-5:00 pm and Sunday 1:00-6:00 pm
Limit to one open house per home per 30-day period.
No signs, balloons, etc. (No promotional, directional, informational, advertising, or commercial lights, signs or ornaments, whether mobile or fixed, may be erected or placed on property.
SHORT TERM LEASING PROHIBITED:
Any dwelling unit is prohibited from being rented or leased for a period of less than six (6) consecutive months
SC YACHT CLUB MEMBERSHIP and Reciprocity:
Membership to the South Carolina Yacht Club and access to their amenities are not included in the Windmill Harbour POA fees. Please contact the South Carolina Yacht Club at 843-681-4844. Property owners are not required to join the SCYC.
TRANSFER FEE:
Starting March 1, 2025, Windmill Harbour Association will have a transfer fee charged to the purchaser of the Dwelling Lot, Dwelling Unit, and/or Boating Unit and shall be payable to the Association at the time of such conveyance of title. The transfer fee shall be an amount equal to the most recent Annual Assessment charged upon the Dwelling Lot, Dwelling Unit, and/or Boating Unit being transferred during the calendar year of the transfer.
ANNUAL 2025 POA FEES:
UNIT = $3,152
LOT = $1,576 (Vacant lot is also subject to an annual lot maintenance fee of $340, unless owner opts out of service.)
CONSOLIDATED LOT = $788
BOAT SLIP = $788
OTHER ASSOCIATIONS WITHIN WINDMILL HARBOUR:
There are associations within Windmill Harbour (Marina, Spindle Lane Villas HPR, Westwind HPR, Leeward Passage POA) that have fees in addition to the Annual Windmill Harbour POA fees. Please contact their management company for those fees.
