Information for Realtors and Potential New Residents
When you buy a condominium you buy the unit you will live in. You are responsible for the interior space, but share the maintenance costs for the entire complex and common areas with other residents. Any changes to your condo or landscaping must follow the existing ByLaws and Rules and Regulations.
The monthly assessment is set by the elected Board of Directors and is based on operating and reserve expenses.
Currently, the Slate Creek at North Orange monthly assessment includes the following:
- Water, sewer and common area electric costs
- Trash removal
- Lawn and grounds maintenance
- Tree and pond upkeep
- Snow removal and salting of streets
- Exterior buildings maintenance (roofs, exterior walls, gutters)
- Pool and clubhouse maintenance
- Administrative costs
- Reserves funding
The reserve fund is for future major maintenance costs, such as building exterior maintenance (i.e. roofs, etc), road maintenance, swimming pool and clubhouse maintenance according to regular schedules approved by the board based on current Reserve studies.
The Property and casualty insurance is assessed each year in June after the cost of insurance is determined
